Atlanta Co-Living Management has launched one of the industry’s first PadSplit management platforms, making it easier for traditional landlords to convert their properties into co-living spaces.

The Co-Living concept maximizes revenue from traditional rental properties by converting underutilized spaces, such as living rooms, dens, recreation rooms, and covered patios, into bedroom units. A traditional four-bedroom home might be converted to a seven-bedroom home by modifying the floor plan. The monthly rent revenue might increase from $2,500 to $5,600 as a result.

Traditional Property Management Background

Atlanta Co-Living Management brings 25 years of experience in the property management field to the PadSplit marketplace.

Principal Andy Ritan has been managing residential income property since 2000. At that time, he began purchasing rental properties as investments, renting them out, and managing his own portfolio. Subsequently, he got a real estate license and became a full-time real estate broker and property manager.

Ritan’s managed portfolio grew to some 400 managed properties at its peak. As a full-service management firm, Andy obtained a license as a general contractor to repair the homes he managed.

Short-term Rentals Management

Ritan launched Atlanta Vacation Rentals (AVR) in 2020 to help property owners convert traditional passive rentals into higher-grossing Airbnb properties. AVR currently manages properties in the Atlanta metro area and vacation homes in the Rocky Mountains.

Subsequently, he got a real estate license and became a full-time real estate broker and property manager. His managed portfolio grew to some 400 managed homes at its peak. Along the way, he obtained a license as a general contractor to repair the homes he managed.

He started running short-term rentals (Airbnb) in 2020. In 2022, he sold the management company and continued managing short-term rentals. It turns out that running 12-month rentals for over 20 years as a real estate broker, repairing hundreds of rental properties as a general contractor, and running short-term rentals is excellent preparation for managing PadSplits, Andy’s newest venture.

Andy’s hobby is cooking his way through the original Julia Child cookbooks.
